I might suggest you order certain reports in advance, as a defensive move, if I know they will answer concerns buyers will have about the property.
These might include a Pest Report, or a Roof Report, for example. If you are on a well or septic system I might suggest getting a report verifying those systems.
This is your protection. It signals to the buyer the condition is known and the property priced accordingly and avoids surprises.
When conditions are known and disclosed before an offer is negotiated, it helps ensure that the buyer goes through with the purchase at the price agreed to.
Getting ready with reports puts you, the seller, in control. They cost a little bit of money, hundreds, but can earn thousands and speed up the process of selling your home so you can move on. And of course if reports indicate repairs must be made, I have the network to do that to your advantage.
